Questions to Ask Before Accepting a Cash Offer

By Bobby Martins · Published October 15, 2026

A cash offer removes one possible financing dependency, but it does not automatically remove every condition. Read the proposed agreement and understand who is buying your home before deciding whether the offer fits.

Identify the buyer

Ask for the buyer's legal name and appropriate evidence of funds. Clarify whether an intermediary is involved and whether the contract permits assignment. Know who will be responsible for completing the purchase.

Read the conditions

Check inspection rights, cancellation provisions, deadlines, deposit terms and any circumstances that could change the price. An attractive initial number can mean less if important deductions are left open.

Compare the net

Identify all agreed fees and seller costs, loan payoff and any repair or occupancy adjustments. Ask what remains estimated. Compare the result with a realistic listing option using the same assumptions.

Make the move work

Confirm the expected closing date, possession date and any occupancy agreement in writing. A fast closing is only helpful if the steps needed to complete it and move are practical for you.

Common question

Is every cash offer guaranteed to close? No. Buyer performance, title issues and contract conditions can still affect completion.
